| Selling you a Residential Investment Property |

You pay no fees if we receive a referral payment from the vendor.
We still conduct extensive property investment analysis and will present you with a number of alternatives. You make the final decision. Commercial property transaction fees will be negotiated at time of signing an agreement. |  |

| Step 1: Preliminary Assessment ($500 plus GST) |

 | Clarifying your property investment objectives |  | Market appraisal of your residential property |  | Summary research report of property investment areas - extensive and covers whole of Australia |  | Market appraisal of suggested investment properties. |  | Referrals to appropriate professional advice e.g. trusts and tax. |

| Step 2: Signed Agency Agreement (Commencement fee of $1,000 plus GST plus commission as agreed) |

 | Sourcing investment property, negotiating on your behalf – includes attending auctions to bid on your behalf. |  | Detailed Property Investment Analysis(PIA) report for selected property. |  | Arranging finance for the purchase through to final settlement – the finance will include provision for all buying costs including our fees. |  | Detailed Research reports |  | Detailed 'Hot Spots' property research |

| Commission is only payable on successful purchase of selected investment property. |

| Commission is calculated as follows: |
 | Act as your Buyers Agent in purchasing property - usually 2.2% of purchase price(GST Inc). Commercial property, Country and remote areas will attract different commission rates. |  | Arranging finance – no commission payable by client but we will receive normal fees payable by brokers. |

| The Agreements usually run for 6 months. |

| MISCELLANEOUS FEES (excluding GST) |

 | Attending auction on your behalf $400. Success fee additional $600. |  | Selling your property 0.5% plus GST of selling price plus agreed marketing costs |  | Finding and negotiating agreement and commission with ‘best’ agent to sell your house $500 plus GST. Note that we will receive no payment of any kind from the recommended agent. If we do we will give you full details and you will pay no fees. |  | Assisting you to sell your home yourself $2,000 plus GST. Fixed - includes advertising and For Sale sign. |  | Selling your business: Commission of 1.1% to 5.5%(GST inclusive) of selling price plus agreed marketing and admin costs.
