FEES GUIDE : We never ask for fees in advance of service!
Selling you an Investment Property
 
You pay no fees as we receive a referral payment from the vendor.

We still conduct extensive property investment analysis and will present you with a number of alternatives. You make the final decision.
 
Property Investment and/or Acting as Buyers Agent
 
Step 1: Preliminary Assessment ($500 plus GST)
 
Analysis of current financial position and borrowing structure recommendation
Market appraisal of your home property
Summary research report of best property investment areas
Market appraisal and Property Investment Analysis of suggested investment properties.
Outline of proposed property investment strategy including referrals to appropriate professional advice e.g. trusts and tax.
 
If you decide not to go ahead these reports are yours to keep. We keep the $500!If you decide to go ahead then you keep the reports and we deduct the $500 from our total fee
 
Step 2: Signed Agency & Finance Broker Agreement ($2,500 plus commission plus GST)
 
Sourcing investment property, negotiating on your behalf to successful purchase completion – includes attending auctions to bid on your behalf.
Detailed Property Investment Analysis(PIA) report
Arranging finance for the purchase through to final settlement – the finance will include provision for all buying costs including our fees.
Finalised property investment plan.
Six monthly reviews of performance to plan
 
Fees are only payable on successful completed purchase of property. The initial $500 plus GST payment will be credited to you on the final invoice.
 
Commission is calculated as follows:
Act as your Buyers Agent in purchasing property – 30% of the saving off listed selling price. For example, the vendor wants $550,000 and we negotiate the actual purchase price down to $530,000 then commission payable is 30% of $20,000 = $6,000.
Arranging finance – no commission payable by client but we will receive normal fees payable by lenders to brokers.
 
The Agreements usually run for 6 months. If we are not successful in acting on your behalf then there are no fees payable for Step 2.
 
MISCELLANEOUS FEES (excluding GST)
 
Attending auction on your behalf $400. Success fee additional $600.
Selling your property 1% of selling price plus agreed marketing costs
Finding and negotiating agreement and commission with ‘best’ agent to sell your house $200. Note that we will receive no payment of any kind from the recommended agent. If we do we will give you full details and you will pay no fees.
Assisting you to sell your home yourself $2,500.
Selling your business: $770 non refundable listing fee plus 5% to 10%(plus GST) of selling price plus agreed marketing and admin costs.
Buying a business – valuation and advice – 2% of buying price.
Arranging finance for plant & equipment including boats, aeroplanes, car and other vehicle purchases - you pay us nothing as we receive brokerage from the lender
Other services such as Strategic Plan Development, CRM, Negotiating deals etc – as agreed with client – usually agreed fixed fee plus travel expenses.
