What is A Buyers Agent?

Any licensed real estate agent can act as a Buyer’s agent.

The critical difference from their normal role of selling property as an agent for the vendor is that when they act as a Buyer’s agent they are legally bound to work exclusively for the buyer and they must act only in the best interests of the buyer.
 
They cannot also act as an agent for the vendor (seller) and then accept payment of any kind from the seller.To do so is not only an ethical breach, it is also a criminal offence.The law dictates that an agent cannot act for for both parties in the transaction.
